Change in Hunting Plans

Well, after lots of family discussion and a little growing up on my part, I sold my hunting land and put it on my mortgage. Bought 40 acres for $35,000 three years ago. Put in food plots, planted apple and spruce trees, drained a beaver pond. Killed a decent buck there every year 3 1/2 yr olds. Sold it yesterday for $67,000.

I loved every part of owning land and \"growing\" deer that I was personally invested in, but I couldn\'t justify having that kind of $ laying out there just to hunt deer. I have other places to go, but nothing I could call my own. Now, I can burn my mortgage in a year or so and start saving for the next piece of nature.

I actually own forty acres where I live and that is good hunting and dad owns land in Buffalo County, WI which is VERY good, and when I see guys that live in cities that have to drive far, lease, or hunt public land I do feel spoiled.

So, I guess I was looking for a shoulder to cry on. Was almost like giving up a part of the family. Thank you for your support.
 
It sounds like you still have a good place to hunt. You did good. When you pay off your morgage you can then save and pay cash for more land if you want. You can also save and have more money for hunts out of state too. It is a good feeling to be debt free. I payed the morgage off last october. I am debt free for a year now. I own my 120 acres with a 10 year old house I built myself, 3 trucks,4cars,4 boats a motorcyle,2 atvs, a couple tractors, and all my hunting toys and gear. It is all mine and now I am saveing some cash so I have it when I need it. Living debt free takes a load off the mind so the body can relax and enjoy life. I wish you the best of luck on your future plans.
 
That\'s awesome to be debt free. My 40 acres is paid off but it is not a great deer hunting farm it\'s more like a burden to keep poachers away. If it wasn\'t for being my grandpa\'s farm, I would sell it in a heartbeat to invest in better hunting property. I am pretty fortunate to have a lot of public land within driving distance. It\'s not the greatest hunting in the world but it\'s what I grew up hunting so I can live with it. I can see where you would have mixed emotions about selling a piece of land. At least you have access to more private land and it\'s free. I used to lease property but that was a pain because I was in with another group of guys that I didn\'t even hunt with, that sucked.
